Remodel and Teardown Abatement in Minnetonka

Typical cost in Minnetonka

  • Abatement for one kitchen or bathroom remodel$1,900 – $5,500+
  • Abatement of a whole house before tear-down$9,500 – $28,500+

A remodel or teardown reaches into plaster, joint compound, glazing putty and the outer shell of the house. Minnesota wants the asbestos out of any building, a house included, before renovation or demolition starts. That puts us first in line, with your builder or wrecking crew following once we are done.

Remodel and teardown abatement is available across Minnetonka, Deephaven and Excelsior.

What we clear before work starts

Walls and ceilings

Before a wall opens for a new bathroom, a beam or a wiring run, we sample its plaster and the compound on its drywall seams. Both are on MDH’s list, and each one gets its own result.

Kitchens and bathrooms

A gut job can reach floor tile, wall finishes, ceiling texture and old adhesive at once. We remove what tests positive room by room, in the order your remodeler needs.

Teardowns

Timing matters on a teardown, so we work back from your demolition date. MPCA wants abatement complete no later than two days before the wrecker arrives. If asbestos is left anywhere in the section being razed, all debris from that section has to be disposed of as asbestos waste. Your demolition contractor will want to know that before setting a date.

Apartment and commercial buildings

If you own an apartment building or commercial property, there is one more deadline to plan for. Notice goes to MPCA ten working days ahead of demolishing any commercial building or any building with five or more units. Houses of four units or fewer don’t need it, with three exceptions. One is a house converted from another use. Another is one owner taking down several houses. The third is a teardown tied to an urban renewal, highway or commercial development project. Tell us early which case yours is, and we will plan the dates around it.

Teardown paperwork in Minnetonka

Look through Minnetonka’s demolition permit application and you will find a dust-control clause and no asbestos question. That part of the paperwork is set by the state and by Hennepin County.

Hennepin County inspection

A Hennepin County inspector comes out to the property, house or commercial, before demolition begins. Expect to show the asbestos survey with its report, the receipts for abatement and the manifests for the waste. We hand you our copies when we finish.

Vetting a contractor

Collect more than one bid and get the work plan in writing. That is MDH’s advice when hiring, and it also suggests asking for the air-sampling lab report, the waste manifests, the MDH permit and the workers’ and supervisor’s certificates, along with the company’s Minnesota license.
